Job Purpose:

Manage complex projects / programs involving specialized skills (e.g. acquisitions and development projects). Responsible for a complete portfolio for a BU in the Country.

Manage the acquisition, management and disposal all facilities, site acquisition and leasing of space. Review lease document language for administrative/liability problems. Establish productive business relationships with all levels of customers, business partners and vendors. Responsible for building business unit relationships, accurately setting and meeting expectations. Provide business partners with a proactive, knowledgeable point of contact and communicator for key real estate issues. Responsible for hiring, coaching, training, and developing subordinate staff. Assign work, sets completion dates, reviews work, and manages performance in accordance with organizational policies, procedures, and performance management process.
Your tasks:

Manage complex projects / programs involving specialized skills (e.g. acquisitions and development projects); Responsible for a complete portfolio for a BU and/or a cross-BU geographical scope

Implement portfolio planning to determine the real estate strategy for an existing assets or new transactions in line with business strategy and objectives, corporate guidelines and policies

Liaise with business colleagues including business development, solutions design teams, operations, and finance teams to ensure solution aligns with business requirements

Assess real estate options and viability in order to determine commercial opportunities

Support the global Commercial goals depending on concrete annual priorities

Provide thorough market information to support real estate options

Negotiate the best outcome for transactions and present opportunities to business colleagues in standardized format to allow for comparison

Manage project from sourcing to handover working with teams from Construction and Facilities Management, as required

Work with DHL stakeholders to finalize transaction including Legal, Risk, Procurement

Convince other subject matter experts to accept new concepts, practices, and approaches

Connect & cooperate with and coordinate 3rd parties e.g. external service providers

Build strong, trusting cross-functional relationships with DHL managers

Understand customer and key stakeholders interests and concerns and advise direct reports, customers and key stakeholders

Provide technical guidance to line managers and employees

External stakeholders: Commercial real estate agents, Landlords, property managers

Internal Stakeholders: Business Unit Country Management Team, GBS CRE local and sub-regional Team/Legal/Risk & Insurance
Your profile:
Education Level
-
Bachelor's degree in Law, Business Administration, Finance, Architecture, Real Estate, or a related field.
Experience Level
-
More than 8 years of relevant Commercial Real Estate experience.

Proven experience in sourcing, evaluating, negotiating, and managing real estate assets to support corporate growth and expansion.

Extensive experience in lease negotiations, acquisitions, renewals, and lease terminations.

Experience in portfolio management, financial analysis, business case development, and execution of complex real estate transactions.

Ability to lead strategic projects and coordinate internal and external stakeholders within multinational corporate environments.

Strong customer focus and service-oriented mindset, with the ability to understand business needs and develop effective solutions.
