What You Will Actually Do
You own the numbers. That means analyzing off-market properties, running comparable sales, estimating repair costs, calculating the maximum allowable offer, and handing the acquisitions team a number they can act on with full confidence.
Your specific responsibilities:
- Analyze off-market investment properties using PropStream, Zillow, Redfin, and MLS Run comparable sales and determine accurate after-repair value
- Estimate repair costs conservatively from photos, seller details, and property condition
- Calculate the maximum allowable offer range for each deal
- Provide acquisitions with a clear, defensible offer range and the reasoning behind it
- Flag deals that do not meet our criteria — killing a bad deal is as valuable as approving a good one
- Maintain clean, organized records in our CRM so the entire team can follow your analysis
- Stay current on market trends across our active markets
Who We Are Looking For
The ideal candidate has a background in a field that rewards precision, accuracy, and analytical thinking. We are specifically interested in candidates from:
- Banking or mortgage processing
- Financial analysis or accounting
- Real estate appraisal or valuation (underwriting experience)
- Logistics, operations, or data analysis
- Any role where a detail error has real financial consequences
What matters most:
- 2+ years of experience working with numbers, data analysis, valuations, or financial analysis — real estate experience is a plus but not required
- Strong mathematical and analytical reasoning — you are comfortable with formulas, spreadsheets, and working through numbers systematically
- Extreme attention to detail — you catch errors others miss and you are uncomfortable submitting work you are not confident in
- Organized and process-driven — your notes are clean, your records are accurate, and your work is easy for others to follow
- Conservative by default — you protect the company's margin by being disciplined, not generous, with valuations
- Clear written and spoken English — you can explain your analysis in plain language
- Coachable and accountable — you own your numbers and you own your mistakes
- Available to work US business hours

Compensation: Base + Commission
Pay: Base + Commission
Base Salary: $6.50–$7.50/hr (based on experience) + performance bonus
This structure rewards performance while providing a stable base salary.
