ABOUT THE ROLE
The Maintenance Market Manager owns the full maintenance operation across their assigned market. This individual is directly accountable for the profitability, performance, and resident/owner experience of all maintenance activities. Everything from routine repairs and unit turns to vendor coordination and team development. They lead a team of in-house maintenance technicians and maintenance coordinators, driving results through clear strategy, disciplined execution, and a culture of accountability.
This is a high-ownership role built for someone who thinks like an operator: someone who can read the numbers, identify what's driving them, and build a plan to fix or accelerate accordingly.
WHAT YOU'LL OWN:
Financial Performance
- Monitor spend, identify cost drivers, and close gaps between budget and actuals
- Report key performance metrics to the Director of Maintenance on a regular cadence, with clear analysis and action plans
- Identify opportunities to grow maintenance revenue and build strategies to pursue them
- Track and reduce vendor dependency by expanding in-house capabilities where cost-effective
Team Leadership
- Lead, schedule, and develop a team of in-house maintenance technicians
- Manage and support a team of maintenance coordinators responsible for work order routing, vendor communication, and resident/owner follow-up
- Conduct regular 1-on-1s with direct reports to provide feedback, set goals, and support professional growth
- Lead structured team meetings to align on priorities, review performance, and address operational blockers
Operations & Quality Control
- Oversee the full maintenance lifecycle, from work orders, preventive maintenance, and unit turns, to ensure timely completion.
- Establish and enforce quality standards through inspections, callback tracking, and resident satisfaction
- Ensure compliance with safety protocols, make-ready standards, and company maintenance procedures
WHAT WE'RE LOOKING FOR:
- Proven experience in property maintenance, you understand repairs, systems, and what quality turns looks like
- Prior leadership experience managing multi-person teams; comfortable holding people accountable and coaching them up
- Strong organizational skills, you can manage competing priorities without dropping the ball
- Data-literate: you can read a report, find what's off, and translate it into a clear action plan
- Excellent communicator with your team, vendors, leadership, owners, and residents when needed
- Self-starter mentality: you don't wait to be told what's broken, you find it, flag it, and fix it
- Familiarity with property management software and work order platforms is a plus
