Bilingual Remote Self-Storage Manager
**English/Spanish | International Remote Position**
We are seeking a dependable, organized, and sales-oriented bilingual professional to remotely manage the customer service, leasing, collections, and administrative operations for three self-storage facilities located in Texas.
This is an international remote position for a candidate located outside the United States. The ideal candidate must communicate professionally in both English and Spanish and be comfortable handling customer service, sales, collections, administrative tasks, and coordination with onsite personnel.
Schedule
- Monday through Friday
- 9:00 a.m. to 4:00 p.m. Central Time
- Approximately 35 hours per week
- Weekly virtual meetings to review performance, priorities, and outstanding issues
- Occasional weekend availability may be requested for active storage auctions, urgent customer matters, or other time-sensitive situations
- Weekend work is expected to be rare and will be communicated in advance whenever possible
Call Volume and Sales Expectations
The manager can expect to handle approximately:
- 20–30 inbound calls per week
- 10–15 outbound prospecting and follow-up calls per day
- Outbound calls will include following up with existing leads and contacting prospective customers and local businesses using lists provided by the company
Primary Responsibilities
Customer Service and Account Management
* Answer inbound customer and prospective-tenant calls, emails, and text messages
* Respond promptly and professionally to new rental inquiries
* Explain available unit sizes, pricing, promotions, facility features, and rental requirements
* Process customer payments and assist with account questions
* Complete move-ins, move-outs, transfers, and customer account updates
* Contact customers regarding past-due balances and assist with collection efforts
* Handle customer concerns professionally and escalate unusual or serious matters to ownership
* Accurately document customer conversations, account updates, and follow-up activities
Lead Management and Rental Conversion
* Respond quickly to inbound leads received by phone, email, or text
* Follow up consistently with prospective tenants
* Recommend appropriate storage units or parking spaces based on customer needs
* Convert qualified leads into completed rentals
* Enroll new tenants in automatic payments whenever possible
* Make approximately 10–15 outbound calls each workday
* Contact prospective customers and local businesses using lead lists provided by the company
* Track lead sources, follow-up attempts, outcomes, and completed rentals
* Maintain accurate lead and conversion records in Cubby and other tracking systems
Facility and Onsite Coordination
The remote manager will communicate regularly with onsite managers to coordinate facility-related tasks, including:
* Confirming whether units are empty, cleaned, and ready to rent
* Requesting that locks be removed from or placed on units
* Verifying unit availability and physical condition
* Confirming that move-outs have been completed
* Coordinating customer access or other onsite needs
* Requesting photos or additional information when a facility condition needs to be verified
* Following up to confirm that assigned onsite tasks have been completed
* Addressing other routine situations that require assistance from onsite personnel
Vendor and Repair Coordination
* Communicate with approved vendors when repairs or maintenance are needed
* Gather information, photos, estimates, and scheduling availability
* Coordinate vendor access with onsite personnel
* Follow up on the status of approved repairs
* Confirm that work has been completed and request supporting photos or documentation
* Maintain records of vendor communications and completed work
Repair coordination is expected to be occasional. All repair work, expenses, and vendor jobs must receive final approval from ownership before being authorized.
Reporting and Administration
* Maintain current customer and lead information in Cubby
* Prepare and update reports using Google Sheets and Google Docs
* Organize and maintain files in Google Drive
* Track inbound calls, outbound calls, lead conversions, collections, and assigned tasks
* Review Ring camera footage when requested for customer, access, security, or facility-related matters
* Participate in weekly performance, coaching, and training meetings
* Report unresolved, urgent, or unusual issues to ownership promptly

Experience with these platforms is preferred but not required. Training will be provided. Applicants must be comfortable learning new software and working across multiple communication and management platforms.

Qualifications
* Fluent or professionally proficient in both English and Spanish
* Strong verbal and written communication skills in both languages
* Customer-service, telephone-sales, collections, or remote administrative experience
* Comfortable making outbound sales and follow-up calls
* Confident discussing pricing, requesting payments, and responding to customer objections
* Strong organizational, follow-up, and time-management skills
* Ability to work independently and remain productive in a remote environment
* Detail-oriented and able to maintain accurate customer and account records
* Able to coordinate effectively with customers, onsite managers, vendors, and ownership
* Self-storage, property-management, call-center, CRM, or leasing experience is preferred but not required

Compensation and Bonuses
* Base compensation: $5.00 per hour
* Lead-conversion bonus: $10 for each qualified lead successfully converted into a completed rental and enrolled in automatic payments
* Additional performance-based bonuses may be offered for achieving company goals related to rental conversions, collections, occupancy, and outbound prospecting
* Bonus eligibility and payment requirements will be explained before employment begins
