About the Role
We're seeking a Remote Resident Manager to oversee a portfolio of 120 residential properties. This is a client-facing, customer service-driven role that does not involve managing staff. You'll serve as the primary point of contact for tenants and property owners, ensuring smooth operations and prompt issue resolution.
What You'll Do
- Manage daily operations for a portfolio of residential rental properties.
- Communicate effectively with tenants, property owners, contractors, and internal teams.
- Respond promptly to emails, voicemails, and service requests.
- Manage work orders in AppFolio and coordinate repairs with in-house technicians and third-party vendors.
- Approve maintenance invoices and ensure services are completed properly and on time.
- Maintain low tenant delinquency while working within the owner's budget.
- Oversee the turn process for vacant units, including cleaning and maintenance.
- Ensure compliance with local property codes and certifications (rental licenses, lead certifications, etc.).
- Handle lease renewals, move-outs, and security deposit reimbursements.
- Maintain accurate records and stay organized across multiple systems.
What We're Looking For
- Preferred: At least 1 year of U.S. property management experience
- Preferred: HOA (Homeowners Association) management experience
- High school diploma or equivalent
- Strong written and verbal English communication skills
- Exceptional customer service skills
- Ability to write professional emails and manage multiple priorities
- Basic knowledge of residential maintenance issues
- Experience with AppFolio or similar property management software
- Proficiency in Microsoft Office (especially Outlook and Excel)
- Detail-oriented, organized, and proactive
- Comfortable working independently in a fast-paced remote environment
