ABOUT THE ROLE
The Property Specialist is the bridge between first contact and the Acquisitions Director. Your job is to get on the phone with warm leads, run a full qualification call, build real rapport with the seller, uncover their motivation and timeline, and book qualified sellers onto the Acquisitions Director's calendar.
You are not a box-checker. You are a skilled discovery caller. When you do your job right, the seller already trusts HudREI before the Acquisitions Director ever picks up the phone.
Your one number:
Minimum 3 qualified appointments booked per day that show.
WHAT THIS ROLE IS NOT
- You do not present offers. That is the Acquisitions Director's job.
- You do not close deals. You qualify them and hand them off warm.
- Booking unqualified leads wastes the Acquisitions Director's time and counts against you.
DAY-TO-DAY RESPONSIBILITIES
- Run full qualification calls using the company's qualification script and scoring system
- Build genuine rapport with sellers understand their situation, motivation, and timeline
- Score each lead on Timeline, Condition, Motivation, and Price before booking
- Only book leads that meet the qualification threshold onto the Acquisitions Director's calendar
- Set the frame for the handoff position the Acquisitions Director as the senior decision-maker
- Document detailed call notes in GHL so the Acquisitions Director walks in fully informed
- Follow up with qualified leads who were not ready to book but showed real potential
- Disqualify leads that do not meet criteria and move them to the appropriate pipeline stage
THE HANDOFF — SET THE FRAME
Before booking the Acquisitions Director, set the frame with the seller:
"Based on everything you have shared with me, I think our Acquisitions Director can put something real together for you. He only takes calls where he can actually put money on the table — and based on your situation, I think he can help. He is going to review everything and come back to you with options based on exactly what you told me."
The seller should feel like they earned access to someone important. The Acquisitions Director walks in with authority already built.
DAILY PERFORMANCE REQUIREMENTS
- Minimum 3 qualified appointments booked per day that meet the scoring threshold
- Detailed notes submitted in GHL for every qualification call no exceptions
- Falling below these benchmarks consistently puts the role at risk
WHAT SUCCESS LOOKS LIKE
This role is measured by two things: qualified appointments that show AND that convert to closed deals. Quality over quantity every time.
REQUIRED SKILLS
- Minimum 1–2 years phone sales or appointment setting experience
- Demonstrated ability to build rapport and run discovery conversations not just read scripts
- Comfortable asking probing questions about personal situations (divorce, financial hardship, relocation) with empathy
- Ability to identify seller motivation, urgency, and readiness through conversation
- Familiarity with real estate wholesaling, novation, or cash offer models preferred
- Comfortable disqualifying leads — saying no is part of the job
- Reliable internet and consistent availability during working hours
- Self-motivated with minimal supervision required
