POSITION SUMMARY
The Feasibility & Development Planning Manager plays a critical role in supporting Marriott’s hotel growth strategy across the Caribbean and Latin America. This position leads market research, financial analysis, and strategic evaluations to assess new development, conversion, and acquisition opportunities. The Manager will oversee feasibility studies, guide junior team members, and collaborate with cross-functional teams to ensure alignment with Marriott’s brand and business objectives. This role requires deep expertise in the tourism and lodging industry, advanced real estate finance skills, and the ability to synthesize complex data into actionable insights. The Manager will report to the Director, Feasibility & Development Planning and supervise Analysts within the team.
KEY RESPONSIBILITIES
Market Research and Analysis
•Lead market screening and opportunity assessments across the region.
•Oversee research on tourism trends, economic indicators, and competitive hotel performance.
•Maintain and enhance internal databases; contribute to global research initiatives.
•Monitor industry benchmarks and provide strategic insights to support development decisions
Financial Analysis
•Direct the preparation of comprehensive feasibility studies for all Marriott lodging products.
•Evaluate site suitability and conversion potential for existing properties.
•Forecast operating performance and develop financial projections for proposed projects.
•Review hotel financial statements and operating budgets to perform benchmarking and valuation analyses.
•Author feasibility reports and present findings to senior stakeholders.
Development Strategy
•Support brand positioning and growth strategy for new markets.
•Customize responses to RFPs and provide recommendations on brand and facility programs.
•Analyze post-opening performance and track competitive activity.
Team Leadership and Collaboration
•Supervise and mentor Analysts, ensuring quality and consistency in deliverables.
•Collaborate with Development, Finance, Brands, and Operations teams to align feasibility outputs with strategic goals.
•Represent the Feasibility team in internal and external meetings.

Qualifications
Skills and Competencies
•Fluent in English and Spanish; Portuguese is a plus.
•Advanced proficiency in Microsoft Excel and financial modeling.
•Strong analytical, communication, and presentation skills.
•Deep understanding of hotel valuation, investment analysis, and market dynamics.
•Executive presence and ability to influence across levels.
•Ability to manage multiple priorities in a fast-paced environment.
•Ability to travel nationally and internationally for fieldwork, as necessary.
